Key Rating Guide
We have introduced our own Key Rating guide to help you select the style of property which best suits your individual requirements. These ratings are our opinion only and reflect the standard of furnishings, fittings and equipment relative to the other properties in this web site. We are always interested in and grateful for your constructive comments as that helps us to maintain the accuracy of our ratings. Do please use the Feedback Forms we send you for this purpose.

Pricing does take these ratings into account but also reflects the many other aspects (such as, for example, size, decor and location) that make individual properties special.
Linen
Linen and towels are not supplied unless otherwise stated on individual property particulars. Please bring your own sheets, duvet covers, pillowcases, bath and hand towels and tea towels. Blankets or duvets and pillows are provided.
Some properties offer linen and towels for hire. Please note that these should be booked at the same time as booking your holiday. An administration charge of £10 will be added if booking details have subsequently to be changed because of a late hiring of linen. Please note that the hire of linen does not necessarily mean that beds are made up ahead of your arrival. Refer to individual property details for specific arrangements.

In properties that allow animals, a charge of £15 per pet per week is
normally payable. Some properties may charge more as stated on individual
property particulars. The

you identify properties that do allow pets. Please ensure that your pets
are not left alone in the holiday property or allowed on furniture. In properties
that do not allow pets please note that we cannot guarantee that pets have
not occasionally entered.
Inventory and Utilities
Properties would normally include the cost of utilities in the price per week quoted. Any exceptions would be outlined in individual property descriptions. Properties would also normally be equipped and furnished to provide all that you could reasonably need for your holiday visit. Please note that linen and towels (see separate note above) and baby equipment would not be provided unless specifically mentioned in individual property descriptions as being available. Most properties would normally have starter quantities of such vitals as loo paper, cleaning materials and so on but it would always be sensible to bring your own top-up supplies of such items.

We welcome enquiries from disabled visitors. Please check with us before making a booking so that we can discuss your specific requirements and suggest suitable properties accordingly.
Swimming Pools and Tennis Courts
Properties A140, A409, B136 and C113 offer swimming pools. Properties A250, A261, A409 and A907 offer tennis courts. Details are as described on individual property particulars.
Short Breaks
Some properties offer a short breaks option as stated on individual property particulars. Short break bookings would only be accepted within two weeks of the holiday start date. It may not be possible to arrange a short break if only one or two days notice is given. Short breaks would be charged at 70% of the weekly rate for up to three nights with additional nights being charged at 15% of the weekly rate. The total amount due for a short break is payable immediately. The bold short breaks available will help you identify properties that do offer short breaks. Short breaks allow you to return two or three times a year to enjoy the different pleasures that different seasons bring.
Deposits
Some owners require deposits collected at the time of booking. Deposits are held by owners for the reasons specified under relevant individual property particulars. Owners are expected to refund deposits no later than the week after your stay and account to you for any deductions made.

We add a booking fee of £15 to each booking. As a result we are able to offer a Limited Refund Scheme in the event of a cancellation by yourself of the holiday booked. We do however advise you to take out suitable holiday and travel insurance as the refund scheme does not cover all contingencies.
Credit Card Surcharge
We add a surcharge of 1.5% to payments by credit card. We can accept most credit cards. Please check with us for details.
On Arrival
In the unlikely event that something should not be to your satisfaction, please contact the owner, caretaker or ourselves at the earliest opportunity and we shall endeavour to put matters right immediately. Additional cleaning or minor repairs, for example, can usually be arranged without delay (but please remember that spiders can spin a web very quickly indeed!). We may not be able to solve a problem to your satisfaction if you tell us of it only on or after your departure.
On Departure
All properties are cleaned between visitors but there is only limited time available for this and we do ask you please to leave your holiday home in a welcoming condition for the next guests.
Forward Bookings for 2009
We would expect our 2009 properties to be available by end October 2008. Prior to that date, we are happy to make provisional bookings for 2009. Such provisional bookings would then be confirmed when the 2009 brochure is issued. We would try and let you know as soon as possible if we become aware that such a provisional booking could not be confirmed (perhaps, for example, because we learn that a particular property was being sold at the end of the 2008 season or for some such reason).
